Qingjian Realty’s 632-unit Visionaire hopes its app-enabled smart-home system will be a deal clincher

CHINESE property developer Qingjian Realty has unveiled its new project, The Visionaire, which will be Singapore’s first executive condominium (EC) featuring smart-home technology.
Units at The Visionaire will come with a smart-home system that is connected to 10 smart devices supplied by Samsung, all of which can be controlled via a centralised mobile app.
These devices include smart air-conditioners, plugs, lighting, a speaker and a washing machine that owners can switch on/off or adjust from their smartphones even when they are away from home. The units are also outfitted with temperature sensors that relay information to owners on the temperature and humidity of their home. Two motion sensors can alert owners if a window has been opened and also automatically switch on the lights once the owner steps into the unit. There are also two smart Internet Protocol (IP) cameras that owners can live-stream on their phones.
But, perhaps, the most convenient feature of all is the smart digital lock system that allows owners via an app to unlock the door for their children who forget to bring their keys out, or the part-time domestic helper that comes over to tidy up the place while the owner is still at work.
As an added perk, Qingjian will foot the maintenance fee for the smart system for the first year. However, the property developer recognises that not all buyers may feel ready for the high-tech features The Visionaire’s smart homes offer.
Therefore, it is offering buyers the choice to opt out of the smart features. These buyers will then get a reduction of S$7,000 to S$8,000 in the unit price of their homes.
The EC is located in Canberra Link in Sembawang, and is conveniently positioned within five minutes’ walk to the upcoming Canberra MRT station. The property is on 99 years’ lease and comprises a total of 16 blocks of 9- to 11-storey apartments with 632 units and one basement carpark. Its carpark will have 632 parking lots, and an additional five handicap lots. While prices of the units have not yet been announced, Qingjian general manager Li Jun estimates that a reasonable price for EC properties lies in the range of S$750,000-S$800,000.
The project offers 36 units of two-bedroom apartments, which range in size from 721 square feet to 850 square feet, 393 units of three-bedroom apartments ranging in size from 839 sq ft to 1,205 sq ft, 47 units of three-bedroom CoSpace apartments ranging from 1,119 sq ft to 1,355 sq ft, 138 units of four-bedroom apartments ranging from 1,140 sq ft to 1,581 sq ft and 18 units of four-bedroom CoSpace apartments ranging from 1,345 sq ft to 1,549 sq ft.
The CoSpace apartments feature a flexible design that allows buyers to add or remove wall sections that divide two separate spaces in their unit to suit their lifestyle needs.
The expected date of TOP for The Visionaire is Oct 1, 2018, while e-applications will begin on April 8 and end on April 17. Bookings for units will commence on April 23.
The project’s showroom at Wellington Circle will be open to the public on April 8 from 10am to 7pm.
