Ever wished there was an app that could help manage those never-ending household chores, or a way to open the door if your online shopping loot gets delivered while you’re out? Homes with such hi-tech features are now not far from reach.
Case in point: new residential development The Visionaire in Sembawang, located near the upcoming Canberra MRT. Tagged as Singapore’s first EC (executive condominium) with smart homes, Qingjian Realty’s well-rounded development combines technology with equally smart design, a promising location and convenient amenities. Here’s a look at its features:
Tech-savvy home owners are increasingly interested in incorporating apps and smart devices in their daily lives, but it can be costly and troublesome to install an operating system in the home and integrate it with various devices.
The Visionaire’s smart homes come with this system already in place, along with basic features that make securing and running the household so much easier. For instance, the entrance is integrated with a smart digital lockset that allows residents to lock and unlock the door remotely, via an app, to let in authorized deliveries, domestic helpers, and even the kids.
Units are equipped with smart IP cameras that allow residents to see what’s happening at home while they’re away. Smart motion sensors serve as additional eyes and ears while home owners are not around, and can send alerts out while unexpected motions of children or pets are detected.
The sensors also allow efficient usage of utilities, such as when residents set lights to turn on only when motion is detected.
Apart from being smart home-ready, units are cleverly designed to maximise the use of space. In Singapore where floor space comes at a premium, this is hugely beneficial.
At The Visionaire, a premium 3-bedroom unit takes up only 91sqm, while a 4-bedroom is only 106sqm (a size more commonly associated with 3-bedroom units). Buyers therefore pay less for more bedrooms, yet don’t compromise on functionality and comfort.
Both unit types are carefully planned for spatial efficiency, and include a storeroom, water closet (WC) and a proper yard. Master bedrooms are tailored to fit a king size bed with two side tables, while all common bedrooms will fit a queen size bed with a side table. And, at least 3.6m wide, the spacious living rooms are conducive to family bonding.

Such smart design features optimise the space within each unit and deliver more value out of the premium owners pay for their EC.
Designed by an award-winning landscape architecture firm, The Visionaire’s sweeping grounds are another key selling point. Only a third of it is built up into structures, leaving a whopping two-thirds of the grounds covered by lush landscaping. Though the land area is big, it’s low in density.
A 250m swath of greenery, swimming pools and water features flows through the centre lengthwise, flanked by the residential blocks. This layout is a big plus for residents, as approximately half of the units boast a view of the pools. Most impressive of all is the double-storey main clubhouse, which features a private dining room, game room, dance studio, music rooms, karaoke facilities and more.
Residents also have access to the EC’s facilities and community via a smartphone app, HiLife. It allows you to book facilities with the touch of a finger, as well as a host of other tasks, from hiring an interior designer to joining a swimming class to learning about the latest events and deals nearby.
The Visionaire is one of the handful of ECs here located close to an MRT station. When built, Canberra MRT station (between Sembawang and Yishun on the North-South line) will be a mere 5-minute walk away. The station will have a neighbourhood hub, Canberra Plaza, so residents need not venture far for everyday errands. The proximity of the new MRT station also looks set to boost the EC’s investment value.
For those who drive, the soon-to-be opened North-South expressway – which even has a designated cycling path and pedestrian walkway – goes straight into the city centre. And the upcoming Thomson-East Coast line, slated to open from 2019, will make it easy to commute around the island and access the future Johor Bahru-Singapore Rapid Transit System (RTS), currently in the pipeline.
