The transformative growth of a district often brings about a major uplift in property values. But in a developed city like Singapore, this does not happen very often.
It is even rarer to find residential projects that can ride a series of catalytic changes in a district that will span over decades. But Wallich Residence, part of a landmark integrated development called Tanjong Pagar Centre, is one such project.
Crowning Singapore’s tallest building, the 181 luxury residential units at Wallich Residence have become the crown jewels in the heart of Tanjong Pagar. They now represent a limited collection of exquisite homes that could capitalise on current and future transformation.
The opening of Tanjong Pagar Centre this year has set in motion the wheels of change for the culturally rich district in the CBD. The district has become a vibrant business and lifestyle hub within the CBD with many new Grade A offices, hotels, shops, F&B and luxury apartments.
This rejuvenation of Tanjong Pagar District is just the beginning. It is set to ride a longer term catalyst over the next 10-15 years, with the planned Greater Southern Waterfront bringing about another wave of changes.
Nearly 1,000 hectares of land – three times the size of Marina Bay – will be freed up for the future development of this Greater Southern Waterfront with the relocation of the nearby city terminals and ports to the future mega-port at Tuas. In time to come, new housing, commercial, cultural and entertainment amenities will spring up along the new waterfront promenade.
As the Tanjong Pagar District continues to renew and evolve, it will draw more businesses, residents and tourists. Tanjong Pagar is poised to become the gateway to this new waterfront city given its prime location in the district and being on top of the district’s MRT station.
“Wallich Residence is already benefitting from the current wave of rejuvenation,” says Cheng Hsing Yao, group managing director of GuocoLand, the developer of Tanjong Pagar Centre.
“But when the Greater Southern Waterfronts is developed, the District being a gateway to the new waterfront city will experience another round of rejuvenation,” he adds. “It is very rare in Singapore or anywhere in the world for a place to enjoy such short term and long term growth.”
It would seem then that buying into Wallich Residence is almost synonymous with taking a long-term investment into the potential and vision of the Tanjong Pagar District.
Despite the immense potential for Tanjong Pagar Centre, GuocoLand has chosen to reserve the most prime and valuable floors to buyers of Wallich Residence. The 181 luxury residences start from the 39th floor to the 64th floor, on top of the office component Guoco Tower.
This is unlike most other mixed-use developments that either separate the residential units as a building by itself, or have the recurring-income component of offices or hotels located at the top.
Residents of Wallich Residence will not only enjoy unrivalled views of the city, sky and sea but charming views of the district with its characteristic blend of old and new buildings.
Tanjong Pagar Centre has five components combining premium office space with retail, luxury residences, a five-star hotel and a lush urban park spanning 150,000 sq ft. This 5-in-1 integration points to a blurring of lines between live, work and play as residents move seamlessly from their homes, workplaces and retail amenities.
“The definition of a good quality of life has changed,” Mr Cheng says. “In the past, it is a lot about retreating into a private and exclusive space. But now, it is also very important we live in a place that is connected and convenient. We want to have choices at our disposal, and better still, to be able to switch between our home, office and recreation in no time.
“Residents of Wallich Residence can enjoy the undisturbed privacy of their homes up in the clouds, so to speak, and then come down to the urban park to share an experiential meal with friends or family, or just go to the urban park to feel connected to the community, all in a matter of minutes.”
The diverse office occupiers at Guoco Tower, hailing from new economy firms, technology companies and fintech-focused financial firms, also form a dynamic community at Tanjong Pagar Centre. These innovative and visionary office tenants represent the kind of community that is drawn to Tanjong Pagar Centre, Mr Cheng says.
Though residents of Wallich Residence are plugged into a vibrant community with easy access to amenities, they are not trading in their privacy.
To ensure exclusivity to each component of hotel, office and residences, there are three different arrival areas for each component though they are inter-connected from within.
High-speed lifts serve the different residential units. The four penthouses enjoy greater exclusivity with a high-speed elevator that whisks residents directly to their doorsteps, allowing them to meet their guests in style; the super penthouse is served by a dedicated lift.
The developer has also set aside four floors for residential amenities – from the hotel-inspired Wallich Concierge Service and the infinity pool at level 39, to the private library on level 52 and breath-taking observation platforms on level 62.
Mr Cheng believes that these differentiating features are appreciated by “global citizens” who desire both the convenience of an integrated lifestyle and the luxury of exclusive living, as well as visionaries with the foresight to behold a crown jewel in a transforming district.
Wallich Residence is a 181-unit luxury residential project within GuocoLand’s flagship mixed-use development Tanjong Pagar Centre.
The unit types range from one to four bedroom units, four penthouses and one super penthouse. They provide the pinnacle of luxury living with exceptional design and detailing, and four generous floors of amenities.
